Background to the Course

Borrowing money and buying your own home, is the first opportunity for a person to invest in property. As it turns out, under the current tax laws in this country, it also has significant 'tax-free' benefits when selling your home, subject to certain timeframes. The extent of the capital gain you can make with your home, can be maximised by also treating it as a property investment and making informed decisions.

Many people are aware of others who 'invest in property' beyond the need of a home, for financial security and the creation of wealth. As with any investment opportunity, the sharemarket, managed funds, and art to name a few, knowledge, understanding and insight are important, as one can equally lose money, rather than accumulate wealth and assets.

Have you ever wanted to create an investment property portfolio but not known where to start? By enrolling in this certified, independent and informative course, you will learn and gain insight on how to establish a property investment portfolio, and the ways to best maximise returns from your property investments, while not falling into many of the common traps encountered by inexperienced or ill informed property investors.

Property is a long standing form of investment, where people with knowledge and experience have been able to expand their personal income and assets (wealth). However, many people do not know where to start, how to best protect themselves, or how to maximise or optimise their investments. Foundation Course Outline

This foundation, or introductory, course to property investment has been written to provide students with a fundamental level of understanding about the property market. It is suitable for students with a small amount of investment experience or no experience at all.

The course takes place over two days of a weekend and includes the Saturday night dinner, where informal discussion takes place.

The goal of this intensive course is to provide you with a very good basis of understanding of the best and most fruitful manner in which to approach your property investment goals.

  • Capital gains tax, land tax and income tax
  • Capital improvements versus repairs

Property Law
  • Contract Law - an understanding of the legal framework
  • Understanding you legal rights and obligations
  • Different forms of title
  • Contracts for the Sale of Land
  • Fixtures and chattels
Dinner
  • All students are invited to a dinner to meet with the lectures in a social setting and discuss any aspect of investing in property
