A8 - Asbestos Presence Investigation & Report

Asbestos in a building is potentially very dangerous. Asbestos is a general term for a group of naturally occurring minerals consisting of thin, tough fibres like textile. It was widely used for a considerable period of time, to both provide insulation, particularly for hot water systems and pipes, as well as being used to provide cheap building materials known as 'asbestos cement' sheeting where cement was mixed with asbestos fibre to make cheap roof and wall-cladding sheets commonly known as 'fibro'. Asbestos was also used in carpet underlay for a period of time.

B4 - Building Codes of Australia (BCA) + Standards

The Building Code of Australia (BCA) is produced and maintained by the Australian Building Codes (ABCB) on behalf of the Australian Government and each State and Territory Government. The ABCB is a co-operative arrangement between the signatories, local government and the building industry. The Building Codes Committee (BCC) is the peak technical advisory body to the ABCB with responsibility for technical matters associated with the BCA. The BCA is given legal effect by building regulatory legislation in each State and Territory.

B5 - Brickwork and Paving problems

B7 - Builder's Technical Advice

A Building Consultant, who usually has many years of experience in building and on site, is an ideal person to engage when you have a problem which requires technical advice and diagnosis of housing defects and remedial work required for rectification.

B9 - Building: Completion Report

An inspection of the property that has been built, certifying that it has been completed in accordance with the building consent issued by local council and in accordance with the design and specification. The inspection and its results are confirmed in a report.

B11 - Building: Defects Report

Why Disputes?
Most disputes arise because people do not understand the responsibilities a building contract places on the part of the home owner and on the part of the builder. Often misunderstandings involving; building costs, quality of work, variations or changes to the work, time periods to completion, and the work that will actually be performed, are all common disputes.

First, approach the other party with the aim of resolving the issues amicably. B13 - Building: Exit Warranty Period

It is important to have a thorough and independent building inspection carried out, at least six (6) months prior to the expiry of the Home Warranty provisions in your state, associated when building work is carried out by licensed builders.

B15 - Building: Progress Payment Checking

It is prudent to have your project inspected prior to the release of any progress payments to ensure that you are not paying for more work than has actually been completed. The object of the Building Progress Payment report is to ensure that the amount quoted by the builder at each crucial stage of construction and or at the time of a progress payment claim or for 'extras', represents the true value of the workmanship and the construction materials used. Receiving such independent advice may circumvent contractual disputes and other unwanted hassles.

The Building Centre Network recommends that a progress inspection take place at any time a progress payment claim is received from the builder, but in the least at the completion of the following three critical stages:

  1. Framing and Foundation
    The installation of wall and roof frames is perhaps the most fundamental and critical stage of the building process. The progress inspection will check the method of installation for the wall and roof frames and ensure that it is compliant with Australian standards.
  2. Brickwork and Roof tiling
    This inspection assesses the quality of the brickwork and roof tiling to confirm that the wall cavities and the weep holes are left clean as required by Australian Standards. In addition, the placement of flashings and the tying of the brickwork to the house frame will be assessed.
  3. Practical Completion
    Once the project is ostensibly completed, an inspector needs to scrutinise the finishes, fittings and accessories in making an overall assessment of the project.

C3 - Concrete Cancer

Get professional advice on repairing damaged concrete. Concrete deteriorates due to either corrosion of the reinforcement, carbonation or excessive chloride levels.

Concrete Cancer, often identified by flaking concrete (concrete spalling) or rust stains which originate deep within the concrete is a serious problem. Often people mistake the signs for weathering caused by the elements, but whilst this may have a part in exacerbating the problem, the real problem lies within the concrete itself.

Concrete cancer is caused by rusted reinforcing from within the steel. As steel rusts it can expand up to 7 times its original size causing the surrounding concrete to be displaced. As the steel pushes the concrete away, more water gets to the steel expediting the process.

Protective coating applications can be used to slow down the deterioration processes. Our specialists will assess the likely cause and decide on how to rectify the problem.

C7 - Contracts + Plans + Specifications, Checked by Solicitor

A visit by a solicitor to your site, to see and receive a copy of the plans, specifications, engineers drawing and proposed contract. The solicitor will then on returning to his office review all the documentation and recommend changes that will make the contract fair to both parties. You will also receive information clearly outlining your responsibilities, which are important to know so that you do not inadvertently breach your Contract.

Some Applications: Receiving a contract from a licensed builder for a new construction, extension or renovation, including a contract from a Project Builder.

The Benefits: It is best to obtain a contract before selecting a build all project builder and having it checked. If the builder or project builder is not prepared to make the changes recommended, you are best not to use that builder as it can be a sign of problems down the track. This is particularly important when considering a Project Home, as the copyright to the design of the home is owned by the project builder, and if they submitted to Council on your behalf, all the time and money is locked into that design and you cannot use the design if the builder turns out not to be fair and reasonable in ensuring that the contract is fair to both parties.

Cracking Internally
Cracking and movement in homes and buildings is a common problem in Australia often due its harsh environment and reactive clay soils. Subsoils of a significant level of clay will swell during very wet periods and shrink as they dry out during dry weather.

Other factors that can impact the subsoil are leaking plumbing, poor drainage and also vegetation such as trees and gardens planted close to the home. D2 - Dampness Inspections

An inspection and testing of the immediate area where dampness has presented itself. D3 - Defects Report

A Defect is an irregularity or weakness in a material that lowers its usefulness or structural suitability due to a variety of causes. A structural defect means any load bearing component that is essential to the stability of a dwelling that is attributable to defective design or materials or faulty workmanship.

A Defect is essentially any breach of a statutory warranty that is implied in every contract to do residential building work as set out in relevant State Home Building Legislation. The NSW Home Building Act 2007 Ss 18 defines contractor's warranties in relation to the construction of a dwelling, making alterations or additions to a dwelling or the repairing, renovation, decoration or protective treatment of a dwelling in the following terms:

  • A warranty that the work will be performed in a proper and workmanlike manner and in accordance with the plans and specifications set out in the contract.

D12 - Dilapidation Report

A Dilapidation Report works like an independent 'before' and 'after' snapshot, providing the best documentary evidence of the current physical condition of a building including the surrounds such as footpaths and curbing that may be on council property in front of your home. D15 - Drainage Issues

An investigative inspection, using appropriate equipment, of the drainage systems or known problems. Flooding inside the home or building occurs when the main sewerage drainage, or internal drainage, becomes blocked. Flooding also occurs outside the home or building, which can even lead to water entering the home or building from the outside. Water can also entering the building during heavy downpours. A report, visual images when taken and recommended solutions are provided.

Some Applications:
Drainage issues or problems can be caused by

  • Poorly designed and undersized drainage systems
  • Poor workmanship or materials filling the drainage systems during construction
  • Insufficient gradient of drainage, gutters or pipe work
  • Blockages to the drainage systems caused by lack of regular preventive maintenance
  • Blockage to the drainage systems caused by roots penetrating the sewer lines
  • Blockage of the drainage pipes caused by the wrong products being put down toilets or wastes including sanitary napkins and tampons

M2 - Maintenance Inspections for Strata Buildings

Maintenance Inspections for a Strata Building could be to identify the cause of a maintenance issue or to establish the required 10 year Sinking Fund Plan.

Generally, maintenance issues on a Strata Building are usually attended to once problems become evident. Examples being, leaking pipes, broken glass or other services issues. W1 - Water Entry + Dampness in Buildings

This inspection targets potential and actual problems relating to water entry, dampness or waterproofing. If your house or building shows signs of mildew growth, flaking paintwork, black spots on walls and ceilings, rotting carpet and or a leaking shower these are all likely signifiers of a problem with your water proofing and/or water entry system.
