Inspection Overview
Pre-Purchase Building Inspection - buy with confidence
By investing in a Pre-Purchase Inspection, you are having a house or unit
thoroughly checked for defects, existing problems and potential problems,
before you sign to buy. A home is usually the biggest financial investment
one can make and the associated costs of potentially Stamp Duty, conveyancing
and removal fees adds substantially to your costs.
We can arrange a Pre-Purchase Inspection in most cities around Australia including the Capitals of Adelaide, Brisbane, Canberra, Darwin, Hobart, Melbourne, Perth and Sydney, as well as in many regional areas around Australia.
Buying a House?
We can arrange for an experienced person to carry out a thorough visual inspection of accessible areas of the home or property, both externally and internally. The Inspector can be on site for up to two hours. He will inspect the outside of the house as well as report on all the rooms within the house, looking for existing and potential problems.Buying a Unit or Townhouse?
Again the Inspector will be on site for up to two hours carrying out a thorough visual inspection of the unit. For a Home Unit or Town House, you also may consider having the Common Areas assessed, as they potentially are added on going expenses.
Access permitting, the Inspector can be engaged to inspect Common Areas (it does involve extra costs as ore time is required) such as the roof space, the sub-floor area, the internal hallways, the common laundry, the exterior of the building and the surrounds etc. This report does not include the inspection of any other units in an apartment complex.
You are encouraged to be on site for the Inspection, as you will have a chance to discuss any renovating potentials or maintenance concerns.

What is included in the Pre-Purchase Inspection?
The Inspector will look for any evidence of dampness in the property. The inspection Service Provider complies with Australian Standard AS 4349.1-1995, Property inspections - residential buildings and the local State's Fair Trading or Licensing Authority Pre-Purchase requirements. Following the Inspector's visit is a comprehensive report.
Service Fees and Booking arrangements
Please note that service fees are based on time the inspector spends on-site and time it takes to generate the report. Time spent on-site depends on a type of construction, number of bedrooms, or areas that need to be inspected. The time spent to generate a report depends on the complexity of the report (i.e. an expert witness report, or just general report). All costs quoted include GST..
Usually we can arrange a Pre-Purchase Inspection within 48 hours. Our Service Provider does require an Application to be confirmed by telephone at the time of booking and payment will need to be made prior to the inspection.
