

You can either leave your unit in their original Zincalume form, paint them yourself or choose a colour from our extensive range of powder coating colours. Factory applied powder coating will be the most permanent finish, resisting the effects of being exposed to the external environment and more resistant to the heat and the damaging effect of infrared rays from the Sun. Due to the extreme and variable external conditions, there is no warranty on the powder coating.
There is a minimum batch cost of $66 incl. GST. if only up to 3 ventilation tiles are to be powder coated. For orders with 2 x pairs or more to be powder coated is charged at $44 per pair incl. GST.
When organising the timing of your order, please be aware that each week on a Monday or Tuesday we take the products requiring powder coating to the factory, and are usually available for us to dispatch on the Thursday or Friday of the same week.

Using your own new or existing exhaust fan from your kitchen range hood, bathroom or laundry, this clever concealed venting solution consists of a zincalume Vent-Out Adaptor which is fitted to a dedicated Slimline Corrugated 'Venting' Unit made of zincalume Bluescope steel.
The corrugated 'self-venting unit', needs to be installed from the outside. This can be done by any local roof installer. In most capital cities of Australia, we can often organise an installer to carry this out this work for you. For safety reasons it is not recommended for the handyman to do this work. This almost 'invisible' solution is ideal for new homes and are easily installed in existing homes, or when carrying out a renovation of your kitchen, bathroom or home, as it is simply a matter of cutting a small rectangular hole and installing just below the ridge cap of your roof.

Simply attach flexible ducting from the bathroom exhaust fan or kitchen range hood to a special Aadaptor Kit. The adaptor is made from zincalume steel and is perfect for colorbond roofs.
It is prudent to have your project inspected prior to the release of any progress payments to ensure that you are not paying for more work than has actually been completed. The object of the Building Progress Payment report is to ensure that the amount quoted by the builder at each crucial stage of construction and or at the time of a progress payment claim or for 'extras', represents the true value of the workmanship and the construction materials used. Receiving such independent advice may circumvent contractual disputes and other unwanted hassles.

- Framing and Foundation
The installation of wall and roof frames is perhaps the most fundamental and critical stage of the building process. The progress inspection will check the method of installation for the wall and roof frames and ensure that it is compliant with Australian standards. - Brickwork and Roof tiling
This inspection assesses the quality of the brickwork and roof tiling to confirm that the wall cavities and the weep holes are left clean as required by Australian Standards. In addition, the placement of flashings and the tying of the brickwork to the house frame will be assessed. - Practical Completion
Once the project is ostensibly completed, an inspector needs to scrutinise the finishes, fittings and accessories in making an overall assessment of the project.

What is included in the Inspection?
Our independent Building Inspector will spend time on-site inspecting the work that has been done. The Inspector can then advise you if the work done is to an acceptable standard and if not, what options you have to rectify the situation.
We follow up the Building Inspector's visit with a typed report that will itemise any unacceptable work that has been found, and identify what is causing the particular problem and what should be done.
Our reports can be used as evidence in building dispute tribunals or in court proceedings.
Service Fees and Booking arrangements
Please note that service fees are based on time the inspector spends on-site and time it takes to generate the report. Time spent on-site depends on a type of construction, number of bedrooms, or areas that need to be inspected. The time spent to generate a report depends on the complexity of the report (i.e. an expert witness report, or just general report). All costs quoted include GST.
'Problems' usually fall into two categories:
A - 'problem' which has arisen in an existing home, office, factory, commercial building, strata block, or retirement village, which require a 'problem-solving' inspection.
B - 'Problems' which arise during the construction phase, which require an independent expertise to assess and attempt to negotiate with the builder or tradesmen for a resolution of the problem. This is far preferable to a head-on confrontation, delays, walking off the job, suing, inadvertent breach-of-contract and legal or tribunal proceedings.

What is included in the Pre-Purchase Inspection?
The Inspector will look for any evidence of dampness in the property. The inspection Service Provider complies with Australian Standard AS 4349.1-1995, Property inspections - residential buildings and the local State's Fair Trading or Licensing Authority Pre-Purchase requirements. Following the Inspector's visit is a comprehensive report.
Access permitting, the Inspector can be engaged to inspect Common Areas (it does involve extra costs as or time is required) such as the roof space, the sub-floor area, the internal hallways, the common laundry, the exterior of the building and the surrounds etc. This report does not include the inspection of any other units in an apartment complex.
You are encouraged to be on site for the Inspection, as you will have a chance to discuss any renovating potentials or maintenance concerns.

Owner Builder Personal Accident & Volunteer Workers Insurance
Owner Builder Personal Accident & Volunteer Workers Insurance provides protection for you and up to another nine unpaid workers who may be helping you on site that may injure themselves and cannot attend their paid employment. By organising this insurance, you are helping to compensate yourself, family and friends who volunteer to help you for free. There is also a Death, Paraplegic and Quadriplegic Lump Sum cover.
What the Personal Accident & Volunteer Workers Insurance Protection covers:
- Up to 26 weeks cover benefit period
- Cover is eligible for persons between the ages of 18 to 60 years old
- Covers up to 75% of the wage or salary; up to a maximum of $500 per week
- Capital Benefit by - Death, Paraplegic and Quadriplegic accidents with a lump sum of $20,000 per person
- Protection for up to 10 workers including the Owner Builder
- There is a 7 day waiting period prior to making a claim
Owner Builder Construction & Public Liability Insurance only protects paid workers on the Owner Builder site. If you plan to work on your Owner Builder project, and may have family or friends lending a hand for free, even just cleaning up, by taking out this Insurance protection, you will have peace of mind if an accident takes place. Remember a building site is a dangerous place with exposed and incomplete work, as well as materials, rubbish and tools usually lying around.
It is highly advisable to take out Personal Accident & Volunteer Workers Insurance, to provide some insurance protection, if you are injured or incapacitated and cannot attend your employed work. The insurance policy also provides up to 10 workers also working with you.
A building site can be a very dangerous place. If you are planning to build and are injured or incapacitated so that if any of you cannot return to your employed job, you or they will be significantly financially compromised.
Owner Builder Construction & Public Liability Insurance is vital to protect you and your property during the construction phase from damage or loss caused by theft, burglary, malicious damage, weather related perils, fire, workmanship issues and more. Most importantly this insurance protects the owner builder for their legal liability relating to a claim for injury or damage to a third party or property. These policies also protect the owner builder against actions or damage caused by your subcontractors.
With this insurance, you have peace of mind knowing that this insurance policy also covers the progressive value of building works as they are completed.
Existing property cover. Did you know that most home and contents insurance policies become invalid if building works commence. However, if you are intending to be an owner builder carrying out a major renovation, or constructing a home extension, swimming pool or garage, one of the underwriter insurers we use, can offer insurance cover as an option for the replacement value of your existing structure, and for contents up to $50,000.
It is not always easy to owner build within 12 months, time frames are often difficult to meet. Allow us to assist you with a product that offers flexibility with the ability to apply for an additional six months, and if a further six months are required, that period can be also applied for subject to the underwriter's approval.
It is preferable and cheaper to organise this insurance before construction commences. For straight forward projects, we can usually provide and issue insurance cover within 1 business day, subject to receiving payment of the premium. We usually can issue this insurance when construction work has commenced, but the premium will be higher.
Remember, Owner Builder Construction and Public Liability Insurance is subject to under insurance clauses which could affect claims settlement. Always insure for full value of materials and labour or else you may be left out of pocket in the event of a claim.
Do I need this insurance ?
If you have obtained finance for your project, lending institutions, will generally require that you take out all risks Construction and Public Liability Insurance, prior to releasing funds. Most local councils also stipulate that Owner Builder Construction & Public Liability Insurance is required to be implemented by the owner as a condition of their approval. At the end of the day you are protecting your investment in the work and materials that have been used, and are also providing protection against claims from third parties.
As an owner builder, if you plan on doing the work yourself and/or have family or friends assist you, consider 'Personal Accident and Volunteer Workers Insurance'. This insurance can provide protection if due to injury, you or your volunteer workers be unable to attend their regular employment. Benefits payable are for a fixed amount of cover. Cover extends to yourself, your spouse and other family/friends up to a total of 10 volunteers on site.
What the Policy covers?
Construction Insurance
Construction insurance covers owner builder’s throughout the building and construction stages of their project. It covers owner builders against malicious damage, vandalism, theft, fire damage, storm, wind and water damage. The policy we endorse also provides cover for demolition costs and professional fees in the event of a major claim (for up to 10% of the insured construction value) at NO additional premium cost.
Public Liability Insurance
This part of the Insurance policy covers owner builders against the unfortunate, but possible event of third party personal injury and property damage which may occur. It is still an essential part of the owner builders insurance regime, even though a home owner may have household insurance on the house being renovated. Many usual home insurance policies, which may otherwise cover occupiers liabilities for such occurrences, may not do so when renovations and building works are taking place. During renovations and building works, the property inherently becomes open to hazards which are not usually there through normal occupation of a property and therefore may go beyond the coverage of the regular policies.
This is something very important to keep in mind especially if Owner Builder Construction & Public Liability Insurance is not a compulsory condition of the Building or Construction Approval. You have to ask yourself, would you carry the risk of not having protection and peace of mind ? You should always remember that through no fault of your own, your building project can be exposed to fire theft, vandalism, weather, or anyone of a number of other kinds of losses, at any time, especially if the site is vacant at night.
Things to consider when choosing the right Insurance
Some important insurance policies to look for when obtaining cover:
- Does the Public Liability policy provide a minimum $5,000,000 coverage?
- Is the insured value the actual replacement value of the project? (always seek professional advice on replacement values).
- In the event of a major claim, does the policy automatically cover demolition costs and professional fees associated with rebuilding the property, or does this cost extra?
- What is the policy period and can it be extended if your building project takes longer than expected?
- Does the policy cover existing structures on the property? (i.e. existing house where extension and renovation proposed). Note you should advise your existing house and contents insurer prior to commencement of your intention to undertake construction works.
- If the works have commenced, is it possible to obtain insurance cover?
(Please note that although our insurer will cover a commenced project, higher premiums do apply).
All insurance policies are NOT the same, and there is no point in investing in a thrifty insurance policy if it doesn't fully protect you in the event of a substantial loss, and after all, isn’t this the primary reason for having a policy in the first place! A substantial financial loss on uninsured building works or liability would cause financial ruin to practically any owner builder, so don’t gamble your financial livelihood on “thrifty policies”, which may have an attractive entry premium, but not the kind of cover you need to protect you.
Our endorsed insurers Owner Builder Construction & Public Liability Insurance generally provides you with 12 months cover.
Should your project take more than 12 months to complete, you do have an option of extending your cover for another 6 month period, followed by a subsequent extension of 6 months after that should you need it.
If you have obtained finance for your project, practically all lending institutions, will generally require that you take out all risks Construction and Public Liability Insurance, prior to releasing funds.
