Maintenance inspections are also used by the Body Corporates and Managing Agents who require an independent assessment of common areas and who need to know what repairs or maintenance work is required and with what priority. These reports also help the Body Corporate establish a realistic budget for their 'Sinking Fund'.

What is covered in the Report?
The Building Inspector will check all aspects of the building accessible at the time of inspection, including the roof cavity, under the floor, all internal rooms as well as the exterior. The Inspector also carries a dampmeter and will look for any evidence of damp problems caused by rising or lateral damp, and/or leaking showers.
For common areas in higher density buildings, the Building Inspector will check all aspects of the building accessible at the time of inspection, including the roof cavity, guttering, downpipes, flashings, external walls, and internal hallways. External areas such as driveways, parking spaces, and letterboxes are also included. Note that the inspection of unit/apartment interiors (if required) is not considered part of a common area.
On-site inspections followed up with a comprehensive typed report that will itemise those areas in need of maintenance and what to do in the order in which they should be addressed. Additionally any problem areas will be identified and rectification solutions nominated. Included in the typed report are the Consultant's comments on all areas of the building inspected.
